Annual Maintenance Contract (AMC) Services
Most properties end up with three separate trades on three separate schedules, and nobody tracking what was done when. An AMC puts the AC, electrical and plumbing upkeep for the whole building under one agreement, one schedule and one point of contact.

Everything the job needs, under one team
Every AMC is scoped to the property. We agree which trades are covered, how often we visit and what each visit includes before anything is signed.
- Multi-trade contracts (AC, electrical, plumbing)
- Villa, office & building coverage
- Scheduled visits agreed in advance
- Written report after each visit
- Priority response between visits
- Coverage for multiple sites
Why customers choose us for AMC Contracts
One agreement instead of several
Because we run AC, electrical and plumbing teams in-house, a single contract can cover all three rather than three vendors.
Scope written down, not assumed
What is included, what is chargeable and how often we attend is agreed in writing before the contract starts.
The same team learns your property
Recurring visits mean whoever attends already knows the quirks of your system instead of starting from scratch.
Works for one villa or several sites
A single home and a portfolio of offices are both scoped the same way, around the actual property rather than a fixed package.
One fixed price for a year of scheduled cover
Scheduled preventive visits, priority breakdown response and a documented service history for your property. AMC plans tailored to villas, apartments and offices across the UAE.
How the UAE climate shapes this work
Properties in the UAE put unusually heavy year-round load on cooling and water systems, and hard municipal water scales up heaters and pipework faster than in softer-water regions, so the useful interval between visits here is genuinely shorter than manufacturer guidance written for milder climates. Owners associations and facility managers in Dubai and Abu Dhabi also commonly ask for documented maintenance history on shared building services, which is far easier to produce from a scheduled contract than from a pile of one-off invoices.
A simple, transparent process
- 1
Walk the property
We look at the systems actually installed, their age and condition, before proposing anything.
- 2
Agree trades, frequency and scope
Which trades are covered, how many visits a year and what each visit includes, priced against that scope.
- 3
Scheduled visits through the year
Visits are booked ahead and timed around your household or business hours.
- 4
Report after each attendance
You get a written note of what was checked, what was fixed and anything worth watching before the next visit.
Services often booked with AMC Contracts
AMC Contracts questions, answered
Which trades can a single contract cover?
Typically AC and HVAC, electrical and plumbing. Cleaning and minor fit-out work can be added where a property needs it.
Is an AMC only for buildings, or can I get one for my villa?
Both. We scope single villas as readily as offices and multi-unit buildings, the difference is the visit frequency and scope, not the property type.
What happens if something breaks between scheduled visits?
Contract holders get priority scheduling for call-outs. Whether the specific repair is included or chargeable depends on the scope you signed, which we confirm upfront.
Do we get documentation after each visit?
Yes. Each attendance is written up, which is what facility teams and owners associations usually need to see.
How is a contract priced?
Against the agreed scope, the number of systems and how often we attend. We quote after seeing the property rather than from a standard price list.
