Tiling in the UAE: Lippage, Grout and Why Bathroom Tiles Fail

A tiling job either disappears into the background or annoys you every day. The details that separate the two are boring: flatness, grout and what's underneath.

Quick Summary

  • Lippage, hollow tiles and discoloured grout are the usual signs of a rushed tiling job.
  • Large-format tiles need a flat substrate and are far less forgiving.
  • Tiles and grout aren't waterproof, so wet areas need waterproofing under the tile.
  • Marble, porcelain and natural stone each need different handling.

A tiling job goes one of two ways. Either it disappears into the background the way good work should, or you notice it every single day. What separates the two isn't the tile you chose. It's a set of boring details: how flat the floor is, how the grout was done, and what sits underneath.

Here's what actually matters in tiling and masonry.

The things that go wrong

Three recurring problems. Lippage, where one tile edge sits higher than the next and catches the light and your feet. Hollow tiles that crack later because the adhesive wasn't spread properly underneath. And grout that discolours or cracks. Large-format tiles, which everyone wants now, are the least forgiving of all. They need a genuinely flat substrate or the lippage is obvious.

Why bathrooms need waterproofing first

This one surprises people: tiles and grout are not waterproof. Water passes through the grout to whatever is underneath. In a bathroom or on a roof terrace, waterproofing goes under the tile for exactly this reason. Skip it and the water finds the room below, usually as a stain on the ceiling weeks later.

Marble, porcelain and stone

Different materials need different handling. Marble is beautiful and stains easily, so it needs sealing and care. Porcelain is tougher and better for high-traffic floors. Natural stone varies piece to piece. Matching the material to the room is part of getting a floor that still looks right in five years.

Frequently Asked Questions

Why do some of my tiles sound hollow?

A hollow sound usually means the adhesive wasn't fully spread under the tile, leaving voids. Those tiles are more likely to crack or lift over time. Proper full-bed adhesive coverage prevents it.

Do bathroom floors need waterproofing under the tiles?

Yes. Tiles and grout let water through, so wet areas need a waterproof layer beneath the tile. Without it, water reaches the substrate and can leak into the space below.

Can you install marble and large-format tiles?

Yes. We install marble, granite, porcelain and large-format tiles. Large formats in particular need a flat substrate and careful setting, which we prepare for before laying.
